Signs of foundation problems

Not every crack means your house is failing. In expansive clay country, some seasonal movement is common. The goal is to notice patterns early and decide whether an inspection is worth it — without panic copy.

Worth documenting

  • New or widening cracks in drywall or brick
  • Doors/windows that stick more than they used to
  • Visible floor slope or separation at floor/wall joints
  • Chimney or porch separating from the main structure
  • Repeated plumbing breaks under a slab

Often less urgent alone

  • Hairline paint cracks that don’t grow
  • Minor sticking only during extreme drought or flood weeks
  • Cosmetic nail pops with no other movement signs
Safety note: If you smell gas, have active flooding into the home, or a structural emergency, call the appropriate utility or emergency services. Foundation repair sites are not a substitute for 911.
